Joseph Caraciolo serves as Senior Vice President and Director of Property Management and Engineering Services for Helmsley Spear, LLC, which was founded in 1866 and is America’s oldest continuously operating real estate company. Mr. Caraciolo also serves as Vice President and Director of Engineering and Construction Services for Swig Equities, LLC where he directs the scheduling, coordination and supervision of all in-house and contracted building engineering and construction projects throughout the firm's commercial and residential portfolio comprised of over 2.7 million square feet in multiple properties including: 110 William Street, a 900,000 square foot office building; 80 Broad Street, a 420,000 square foot office building; 48 Wall Street, a 324,000 square foot office building; and 5 Hanover Square, a 335,000 square foot office building.. Mr. Caraciolo is also responsible for the planning and implementation of preventative maintenance programs within the portfolio, maximizing the effectiveness of the building engineering personnel.

Previously, Mr. Caraciolo served as Chief Engineer for 48 Wall Street, a landmark 34-story, 324,000 square foot commercial property in downtown Manhattan that underwent a $60 million renovation to become a state-of-the-art environment while its historic qualities were preserved.

Mr. Caraciolo served a four-year tour of service in the United States Navy as a chief engineer in a nuclear powered submarine. He began his career in building management in 1985 an engineer's helper at New York's Rockefeller Center. Upon receiving his refrigeration license, he became Watch Engineer at a major Midtown high-rise office building. While there, he continued his engineering and building management education, and accepted the Chief Engineer position at 48 Wall Street in 2001.

Mr. Caraciolo has taught air conditioning and refrigeration courses at a major technical school in New York. Additionally, he has contributed to the education of new union members by instructing in several apprentice education programs for Local 94-94 A.

He resides on Long Island with his wife and three children.
